What is the difference between “Original Specifications” and “Modified Original Specifications”?

The difference comes down to whether any personal upgrades are covered by the Association.

Original Specifications: The Master Policy only covers the unit as it was originally built by the developer. If you or the previous owners upgraded flooring, countertops, or lighting, for example, the HOA policy would only pay for the value of the builder-grade options, and you would be responsible for the difference.

Modified Original Specifications (All-In): This is a broader form of coverage. The Master Policy covers the unit as it exists at the time of the loss, including any improvements, betterments, or upgrades made by current or previous owners. Under this type of coverage, for example, upgraded flooring or countertops would be fully covered by the Association’s policy.
